The initial review will involve an automated computerised check of your tenancy records and we will only contact you if we need any further information. As part of the review, we will look at:
If you have any rent arrears on your account, you will need to clear these before your tenancy can be converted. If you have a rent or other debt, please contact us on 0800 678 1221 to make payment in full or agree a payment plan to clear the debt in instalments.
In some circumstances we may need to visit your home. If this is the case a Tenancy Services Officer will inspect your property and may take photographs of the condition or any damage to your home. The Tenancy Services Officer may also need to see personal documents such as identification and household bills, but we will tell you what we need before we visit you.
What will happen if we are able to convert your tenancy?
If there are no ongoing concerns with your tenancy, you will be contacted close to the end of your tenancy, or earlier, advising you how your tenancy is being converted:
If we are able to convert your fixed term tenancy to an assured tenancy, there will be no further reviews and you can remain in your home indefinitely providing there are no breaches of your tenancy.
What will happen if we are unable to convert your tenancy?
We would normally expect to convert your tenancy but if we are unable to convert your tenancy, we will write to you and clearly explain why before the end of your tenancy.
We will also attempt to contact you by phone to discuss the next stages of the process and to offer you additional support. You will then receive a letter six months before the end of your tenancy explaining the reasons why your tenancy is not being converted and what action will be taken next.
If you’re not happy with our decision you will be given the opportunity to appeal and to request that we review this decision, providing your request is made within 14 days of receiving our letter. If we do not convert your tenancy you will be served with a notice at least two months before the end of your tenancy and we will offer you reasonable advice to identify suitable alternative accommodation.
